I have followed the Bigger Pockets podcast for years, especially when I first got my real estate license and got my first deals under my belt in 2021.

The best advice I can give you for studying for you license is to voice record yourself reading questions and answers on notes cards.

How will they grow the revenue I earn each year on this property?  

  $1,500 is a ton of money for a 17 year old.

In short - if you aren't licensed to do the work -  your services aren't going to satisfy the permitting agency.  

In our market it is important to make sure they are a licensed broker, carry adequate GL and worker's comp (and name you as additional insured).  

Example: Absentee Owner-owned over 10 years-and the search area you are wanting to stick to.
