I have read a lot of books published by bigger pockets and other authors on real estate investing.

Be sure and read @Avery Carl's book, Short Term Rental, Long Term Wealth, published by BP. 

Even their still under construction web page is wrong. 

For example did they publish timely?

Along with Shannon, I recommend reading 30-Day Stay by Zeona McIntyre and Sarah Weaver, published by BiggerPockets.

There's a great book called Every Landlord's Legal Guide published by NOLO that will give you some great basic advice on how the process works, you may want to buy that.
