I have a mixture of tenants with and without vouchers and by far the ones with Section 8 vouchers are less maintenance.

@Matt Shields, right now 6700 new units are being built in South Baltimore alone, crime is down this year, and the only reason why Baltimore is losing people is because the biggest voucher program in Baltimore called MBQ is forcing all new voucher holders to rent in opportunity areas, ie towns outside the city in Baltimore County areas with low crime, low unemployment, ie really nice areas where houses sell for 300K.

They promised me above market rent, which I thought would make up for the government hoops I had to jump through, but when my potential tenant applied with her voucher I was given a low-ball below market rent rate.

I suppose every local housing office that administers Section 8 vouchers is different, but I have personal experience with the Lynn Housing Authority office (nicknamed "LHAND") and have found 2 people there who are difficult to deal with, and 2 people there who are angels to work with.

It won't surprise anyone to know that there is a fair amount of hyperbole out in the media these days.Fortunately, NY lawmakers have not mandated (yet) the method of payment or lease terms that landlords must accept as part of running THEIR business.So, for example, I only offer M2M leases, and the local HA requires a year lease to issue vouchers.

He may be able to give you a referral for Cowlitz County.If the tenant receives rent assistance from HUD and it is a building owned by a private party, that probably means the tenant is in the Section 8 voucher program.

You can't deny people because they have a voucher, but if you just so happen to get a market rate tenant first.... you get the idea.

Examples from my personal life, flew into Vegas for a weekend with a reservation at Mandelay Bay, we arrived on time and they were overbooked. 5-10 minutes at the counter waiting for them to sort it out, we’re in a cab to Rio, got a diesel room and vouchers for two at their seafood buffet.
