She was able to issue me this letter once I filled out the form to request a demo permit from the Office of Buildings - I did not have to submit this permit nor did I need it approved to obtain the letter, only to fill it out and sign it to show my intent.

We are set to close on this house/lot in 28 days (July 26th) so need to work on the demo plans, permitting, architecture, etc but need to hire the right team to run this project on time / on budget.

And PS I bought a house last year in Charleston SC that by the time I went into contract ( it was vacant) and the time they cleared the title.. 7 months the termites decimated it and I had to demo the whole house LOL>.

If fixing the house is more expensive than just demoing and redoing it.THat is the simple answer.However you also need to take into account that even if redoing it is (slightly ) more expensive than just fixing said sheetrock... know that a full gut, will result you in a brand new house interior... something that fixing and patching will never even come close to.
