I don't have a preference for thickness one way or the other and instead tailor that towards the floor I am working on - if the floor has a lot of variation in it, you want a thinner plank that can follow the contour.

There are some variations depending where you live.

If it is zoned as a single family you will need to obtain a variation to use as something else.

My current property (that I'm considering selling) is not yet on the market and while there are other houses closer to me that I'd consider buying, I don't know how to have the 1031 work for me so not really sure how to navigate this "exchange".I've heard so many things (and read so many variations) of how the 1031 applies, I'd like to know how it really works, specifically:- If I sell my rental house, do I have to identify another house to purchase before I list this one?

They buy a SFH if the market crashes, or when our growing family requires it.   2) Buy a single unit for ourselves (condo or townhome) and plan to keep it as a rental when we buy a bigger home down the roadI have had a few conversations with realtors and gotten some wild variations in advice.

I agree there's great variation in the prefab surrounds.
