I don't think he is motivated, he owns it outright, meaning he has no pressure in selling "if the price is right", that quote alone gives me the chills.

IE: The kitchen is utterly gross and 65 years old, but technically it is a complete & functional kitchen with no glaring health/safety hazards, etc...

Yes, some of the "deals" will be crap, and some of the wholesalers will be utterly useless.
