I utilize a PO Box as well.It wouldn't be hard for our tenants to find out where we live (tax assessor's online tool) ~ But for $50/yearly ... it gives me a bit more piece of mind :)

Just because the costs might be in the furture does not warrant not budgeting for those known expensesThen there is the misc costs of asset protection, bookkeeping, unexpected utilities (such as between tenants (tenant turn over) or failure not attributable to the tenant such as slab leak).

We gave him an old lease that said he didn't have to pay water (we newly split the utilities in the unit) and he noticed we charged him for water and then we refunded him (although he continued to send us pics of his napkin math that says we didn't refund him enough).
