As a licensed realtor in Texas, how can you legally give a referral fee to someone unlicensed?

As a nurse investor, I can weigh in on some of the business details: I am from CA so some of the info maybe different however you need to calculate in the cost of a licensed facility administrator, and staff either licensed or unlicensed per staff to resident ratios.

Playing with a multi-million dollar wholesale deal as an unlicensed, inexperienced wholesaler is asking for trouble.

If you are held up waiting for a CO because the Inspector wont accept the work with out sign off of a licensed Electrician you will loss any saving by having the work done by an unlicensed contractor.  

We have a tenant who is running an unlicensed daycare.

It makes me think someone did unlicensed/unpermitted work on the home.

Plus, unlicensed individuals lending must keep their loan rate and fees combined under your state's usury limit.

You can't as an agent accept or pay referral fee to an unlicensed person.  

Further, if the person you're bird-dogging for is licensed, it is illegal for a licensed person to compensate an unlicensed person.
