I think that the only way to be an investor is to buy a 3 or 4 unit place and be like a "house hacker" and live in one of those units for a minimum time. 

A house hacker can finance a deal with an FHA loan with minimal money down, a flipper can use cash or hard money, a person looking to park wealth in real estate usually buys cash, but also may want to finance part of the purchase (usually not a lot). 

The only way you can justify buying a house for rental is to be a "house hacker" with a low down payment. 

If you are going to buy you ought to buy apartment complexes or 3 or 4 unit houses and be a home hacker to get you started if your cash is low and you want to deal with a Bank that does that type of loan.

With all things considered a society of house hackers and savvy savor and investors could result in greater happiness, more cohesion, and more concerted efforts for the betterment of society.

With 3 or 4 unit houses you can be a "house hacker" you might get lucky and have your tenants cover your debt payment while you live in one of the units for at least  year.Learn how to be creative with your financing.
