I think that the only way to be an investor is to buy a 3 or 4 unit place and be like a "house hacker" and live in one of those units for a minimum time.

A house hacker can finance a deal with an FHA loan with minimal money down, a flipper can use cash or hard money, a person looking to park wealth in real estate usually buys cash, but also may want to finance part of the purchase (usually not a lot).
