The down-side is that the local municipalities and townships are a bit unfavorable to MF since they are trying to keep an "american dream" feel within the area (ownership of SFH are preferred).

Many state legislatures have taken an unfavorable stance against wholesaling in real-estate primarily due to the countless legal and regulatory violations that real estate investors have unknowingly – and sometimes knowingly – perpetrated when attempting to wholesale real estate.

That's where I always start and if we think the "official" document ratios are unrealistically unfavorable, we have a conversation about what other supportable methods might be available for determining a possibly higher building ratio. 

I am looking to cash out refinance as soon as possible as I have some pretty unfavorable hard money terms (3 pts/12%) and I'll have a significantly higher ARV once all is said and done (we did a pretty extensive rehab).

Most deals these days are financed by GSE Fannie/Freddie debt at ridiculously low rates with some IO to allow people to ride out unfavorable economic\local cycles.   

New tenants looked at it and made some unfavorable comments, and expressed hopes that it will be redone.

I understand the unfavorable interest rates doesn't help, but the Cap rate is also only 3.3%.

Because I NEVER see THOSE questions asked in the forums here, and I believe those questions matter a whole hell of a lot of a lot more to eviction than if your state has "favorable" or "unfavorable" landlord-tenant laws.
