We are putting together an approach which would have us move four of the tenants from the 6-unit into the 12 - the other two we would ask to leave - and then undertake a full renovation of the 6.

Building a property is a huge undertaking, and if you have never done that before, you can be biting off more than you can chew. 

Bait and switch tactic at its finest.I know that during the ~75 hour training RE agent undertakes has parts that deal with ethics.  

It is an expensive and cumbersome undertaking.

Most investors want a "turnkey" property to avoid the problems in raising rents, separating utility meters, and changing tenants that this landlord won't undertake either.

However, I worry that trying to undertake REI on my own will take me twice as long as I would like it to!

Lastly, I will NEVER do anything to others property that is a HUGE undertaking or liability requiring licensure.
