It really helped us get a better interest rate on the property and typically allowed us to put 10-20% down since we were buying the home to be our primary residence. 

@Aaron Bard- plenty of  lenders  offer  DCSR loans ...contact a  few  for  quotes ...also - dont  pay  any  lenders  at the beginning of the process 

But it's been sitting for 5 months on the market, and they can't sell it, so I was first going to approach with a assumption offer, but how do you approach with a subject-to, with purchase option offer?

I would recommend the East Idaho REIA which is typically the 3rd Wednesday at 5:30pm in IF and the Poky REIA which is typically the 1st Tuesday at 6:30pm.

Not ready to pull this trigger, but are we legally obligated to find a tenant or can we just tell them the offer has expired and that we are no longer seaking a tenant. 

If they need access to the property immediately, you can offer to leave to them until you are ready to close. 

They may be offered at a cheaper price point relative to the coasts but that doesn't mean that those neighborhoods haven't seen population growth and appreciation.

I've managed up to 400 rentals and never offered a concession.

Hey @Marc Shin, we don't offer Netflix or any other streaming service, but folks simply log into their accounts on the Roku TV's.
