I will be going down there in a couple of days, and interested in building/developing/investing, I am a licensed Mexican Architect, I have friends living there as realtors, US investors, and US builders ready to pull the trigger. 

So take into consideration the holding costs of making no money for years into the process.

I have a Freddie Mac mortgage, so if I make this transfer, would it trigger the due-on-sale clause, or would the mortgage company allow it as long as I am the sole owner of the LLC?

Therefore, transferring our jointly owned investment property into my SMLLC would not trigger a due-on-sale clause?

Lastly is structures, and to be honest I think we'd probably have to move the needle $100k or so on that item because I have a feeling from what I've seen thus far is these structures are not of the most durable enduring type and I will have some considerable cap-x over 10yr window on them.

That helped immensely and will be a major consideration for me!
