I am just going chime in here since most of the things are said by other BP members.Telling you not to fly/travel there so you can use the money for a downpayment.

For example I sold 2 properties in the same town that was more than 30 minutes away, just because of the travel time to get there and return. 

I work a lot, probably more than the average W2, but we also travel a lot, at least 6 trips every year.So that's what's driving me, numbers on a screen are nice, but they are not fulfilling on a personal level.

In rare instances we will let someone pay through Square or Stripe, with them paying the cc fee, but only in unusual cases, such as one time with a tenant who was traveling and didn't have a bank account to use with our online platform.

I live overseas and don't have ready access to a local market to research, understand, and invest on my own.

Ours is in a rural area with strong seasonality and lots of regional vacation travellers going out for a weekend or maybe a week.
