I doubt anyone else will see my post as vilifying anyone or spouting bile and venom, but we are all entitled to express our opinion.  

And venom does not have a business address listed on their website which is a red flag.

I believe the term some folks use is functionally obsolescent - if you're doing a rehab I would give serious thought to adding/moving bathrooms (assuming the whole neighborhood isn't like this.

I plan to keep it in my name unless there is some (financial or legal) benefit to adding him.So, as far as splitting income/expenses, I could argue that I am getting all the income and I just pay more toward the mortgage on the house that we co-own?

I suspect it is.In tenant friendly California, I would likely be restricted to adding the two new tenants to the lease as tenants. 

I just need to spend less time responding to ads that don’t include pictures or an address.
