SubTo (Subject-To) can be an excellent strategy when done right. 

Diversify and leverage the best strategy based on the specific deal.

Essential for keeping organized records.Accountant – Focuses on higher-level financial strategy, tax planning, and compliance.

Or what investment strategy you are looking to do? 

Buying an investment property on feeling is not the right strategy.

I haven't dug into the actual agreement, but was curious because I'm not in a position to house hack, but see many people on here recommend the strategy.
