I then spent a majority of my free time learning as much as I could on the different styles and strategies that have been utilized in the past, reading everything from Lynch’s One Up on Wall Street to Graham’s Security Analysis, to learning how to build out financial models in excel.

There is no Mid-Term or a Rent by the Room style loan as of yet. 

Kinda like a guru teaching something they’ve never done. 

You’re chasing the wrong people.You can’t just use a checklist like “tall grass” and assume that means someone is motivated.The sensible solution to foreclosure is indeed to sell, but the emotional response for someone in foreclosure is to find a way to keep their house, not sell it.And what are all the "experts" teaching?

Then follow up relentlessly until their problem is solved.That's the only training needed.But, you can't sell that for $2997, so the gurus don't teach it

I've seen and heard so much blindly bold and terrible strategy from people who have never done a deal, but just paid someone an ungodly amount of money to teach them a strategy that puts more money in the pocket of their "mentor."

I totally understand not wanting to teach me as we go which is why I am proactively learning to become a better asset.

But its a good exercise to go through this and try to figure out how it would be more cost effective for first time home buyers.Also keep in mind when I started in RE  Seminars or weekend work shops were put on by brokers and agents teach ing these buyers how to buy their first home..

look at other STR data in the area and do similar style to do your best to recreate similar results 

Tan/brown neutral , and yes a little darker to hide stains....and not a Berber loop style, those look nice but are prone to damage...
