The total estimated cost seemed high for just minor repairs  ($2700-$3700, $500 of which is PM fee) There are a couple items I expected would be flagged but not mentioned:Recommended items that i think may not be needed:- Seeding back yard lawn- Remove satellite dish on roofItems I thought would need to be on list but not mentioned:- Add washer/dryer- Clean gutters- Attach electrical panel cover- Fix loose lighting fixtures, cover open junction boxThoughts?

Basically what you're going to encounter is either duplex's in the older areas of the OC aka santa ana, fullerton, la habra area that aren't usually rehabbed so need a good amount of repairs, or you start seeing a lot of duplex's along the coast but I think most of us young people that want to house hack don't/can't dish out a million dollars plus for a multi family.

I simply returned what you dished out and it hit hard because you were simply wrong with your "read in between the lines" doubts.

Are you going to snap photos with your phone so you have "evidence" or pretend that you do not see the dog dishes and dog when inspecting your unit? 

Sometimes it means washing the dishes a 2nd time.From time to time I double check myself.

Each person uses roughly the same amount of water (showers, laundry, dishes, etc.)

I say that doing dishes is appreciated but not required (in 100+ bookings, I can recall only 2 that did not do the dishes).
