In the olden days we used owner financing and even subject to financing when we were young and poor.

I never place a deposit and immediately reject any arguments on the subject.

If you want to move assets off shore those assets may or may not be subject to collection depending on the country.  

Also, many DSCR lenders now only require 3x to 6x the subject property's monthly PITI payment.  

This can easily happen when the person valuing the property does not account for differences in the subject property and those chosen as comparables.
