The purpose of my post was to make others aware of the difficulties associated with selling entry level SFH's which tend to be in neighborhoods with limited owner occupant participation and when the owner occupant participation exists the buyer pool are the least qualified of the FHA buyer pool.

If you have a 6 bedroom in an area that does not have a university (students looking for shared space) or is in a family friendly place it may sit vacant longer between tenants.For Capex, try not to use a generic number - look at the roof, furnace, hot water tank, kitchen - when will each need to be done and what will it cost?

I rented a 4-bed house in Royal Oak, then got 3 roommates that I charged each 30% of the rent, so they covered most of my  rent.You can do the same if you buy a house:1) More rooms the better, if renting to fellow college students.2) Can YOU live in the basement?
