I have a couple of friends who have several rental units in Gettysburg and said the rents are good and he has many professionals who stay for a good amount of time and pay on time.  

If you stay in Northern Minnesota you could look to locate closer to Duluth which has a large supply of duplexes at prices much below $500K.

On the other hand, I’ve also considered staying in South Jersey.

I was 2 days away from that happening when the stay at home orders came down.

Of course they complained, and I said that I would replace with a gas hot water boiler and a seperate gas hot water heat, so they would stay. 

All a mid-term rental is someone staying not permanently but longer than on vacation.
