I suggest you start with developers in your local area (your county and neighboring counties level) because they would be your most likely partner or parcel buyer. 

@Luke Spencer I am not on the management side but I can tell you it took 2+ years to fill 300 units at one of our facilities and the other just hit 300 units in 12/13 months so it really depends on the demographics, and local housing market trend, the more people moving in and out the higher the demand for storage.I think if you're looking at a saturated market then the upfront cash to turn the warehouse into self storage is not a good idea but then again, maybe those operators are on back roads ( low visibility ) and don't push google ads well.

.: The hate for wholesalers on BiggerPockets is insane when there are still genuine, good wholesalers out there who aren’t selling a dream.There are good wholesalers out there, but unfortunately, there are also a lot who have no idea what they're doing and some that are just scammers. 

I also really like the idea of building a brand that you could sell.

I can provide support of checking in on contractors, staging rental properties, walk potential leads to give you an idea of the property in person or what the area is like, meeting with agents, and drafting scope of work for projects. 

It's good to see it through each season then you;ll have a better idea of what to expect. 

Less risky and you can have a better start.

My thoughts were that this would be a short-term solution.However, the more I think about it, I’m starting to lean toward a cash-out refinance over 25 years, with a minimum payment structure.
