You’re in an exciting spot.

I'd try to fill at least a few spots to get some income coming in, and then do a rolling conversion to MTR as you have the cash to outfit a unit with everything an MTR needs.

As it stands now, the sweet spot in that area in the market for rent seems to be a little larger 2/2 house with large living area for guests.

Is she correct or am I spot on?  

Imagine me asking my attorney for $35K worth of free court appearance /advise or a real estate agent to forgo the 6% fees on selling of a home or demanding my property manager give me 20 years of free property management or going to Best Buy every week and coming out with a cart full of electronics good without paying, etc.

I agree that leverage and debt are good to a point, but many people just want a paid off spot to live in and maybe some extra income if it's easy enough (and/or low enough risk) to come by.

I have properties all around popular spots, including smoky mountain.

Toilet seat in same spot. 

A new double wide is going in two spots down that is $140k they say, but that is new, but also no attached garage, etc.  

So easy to spot a social media "guru" these days.
