Just realize you're in for a long-play of collecting rents and probably zero appreciation, and when it's time for Exit strategy you will sell it to low-ball investors like me, unless you Rent to Own (RTO) to some poor soul who isn't financially savvy.You may have to be patient with the Seller to get them to drop the price $7,000, and at the end of today they may say no. 

I thought being an agent would give me the greatest chance to learn the real estate business inside and out, earn extra income to pay down debt and save money to invest in real estate, give me time to repair my credit, and give me the experience and credibility I need to convince investors to partner with me on deals.My second concern - I’ve read Jennifer Allen’s book “Sell With Soul,” and I would love to believe that being a successful agent is possible without cold calling, however, I’ve been listening to hours of podcasts and webinars and reading books and coaching materials, and it seems like most if not all of the successful agents (with the exception of Allen) are saying the same thing - success in real estate depends on cold calling.  

It is likely that this has more to do with preserving his soul, his autonomy, etc.

@Soul Luciani quicken is good for first time home buyers and residential mortgages.

I started out reading the Cashflow quadrant and that book was able to put everything I have ever felt in my soul into words.

If I'm one of those unlucky souls with heavy losses, you better believe I'd want to know that I have coverage.
