We do have the clause in any standard lease, paragraph 18, that the tenant has to comply with the procedure of requesting repair if the landlord has to bear the cost of repair.

Same goes for number of LLCs and what to fund them with, since bear in mind that CA tends to be more cumbersome and expensive to have LLCs than other states.California is generally more cumbersome than other states when it comes to taxes and filings.

Bear in mind that a lot of the BP content is US-specific and doesn't apply to Spain.As mentioned by @Andreu Ferragut, the rent/price ratio of long-term rentals in Spain is low in absolute terms and compared to many areas in the US and you can't boost your returns with leverage the same way you can do it in the US.
