I guess one thing is weather or not they say everything is OK you still go in for inspection. excuses are need to photo graph elec panel for insurance, need to check filter on furnace, need to check something that makes sense,,, Nice to do within 3 months and at least get your nose in the door every 6. 

Keep your nose clean in all dealings so it won't come back & bite you in the butt.

If it is, you will end up having to pay through the nose for flood insurance if you have a mortgage.

I have a pretty sensitive nose, so for me this is the process to eliminate just about any smoke odor:1.

The flip side of that is sometimes us locals are spoiled because we've seen the monster cash flow homerun deal and turn our nose up at a solid double.

Too often, I see people waiting for the brass ring that continuously eludes them while prices are going up and returns are coming down and they never pull the trigger on good investments right under their nose.

If I had been hard nosed I would have given him an eviction notice then and there.

Spending too much time investing out of state and the one right under my nose fell apart on me, ha!
