From what I've seen, Arizona RV resorts tend to experience their slowest months around August probably due to the heat.

But I have let long term, strong tenants use them after they have been with me a year or two...and yes some leave (and as you mention they tend to do this at the slowest time for you and the best  time for them) but others stay and stay and stay...even on the month to month..And if it is any consolation I  have some folks on the month to month who have rented for years, even five plus years..
