Let's try a mathematical simulation to see if @Scott Trench is wrong.Lets say you have $20,000 and buy a $100,000 rental property using banks money.

I won't be investing in the stock market yet because I don't know enough about it yet, but I am doing some simulations to practice, and I'm not going to do forex because it's too risky.

I wish there was like a simulation program where it taught you how to analyze a deal, but I'm reading as much I can everyday.

Could even go as far as simulated financials... then in a few months go back to him and share it, but without lobbying too hard for your case, until it sits with him for a while.  

So run your number and do a lot of simulation.

Credit Karma has the simulator built in and is very accurate when it comes to the amount of impact adding cards, paying off a loan or credit card, etc... but not for the score itself.
