I refuse to signal to my tenants that I am profiting to such a degree that 10% is something I can do without.

I understand timing the market is nearly impossible - probably even more so now than ever given the market/economy uncertainty from the unprecedented nature of COVID19 - but what are the triggers to keep in mind as a signal that it's a good time to resume acquiring flips? 

She is the only person on the deed; however, from what I'm seeing online both the seller and her husband have to sign all documents because he at one point lived at the property (paid bills, made repairs, invested in the property). 

The seller financing option could work, but keep in mind that if you put 0% down (no skin in the game), what message are you signaling to the seller?

I tried using the 5GHz and couldn't notice any difference in speed but the signal was definitely weak for distance.

My current tenant are feeling bothered by those packages because they don't like the feeling of potentially they might be responsible for those packages one day, and also too many packages stacked under the porch signals people with bad intentions that this house might have been vacant, which poses potential dangers to my current tenant.  

Playing poker there are signals sent to other players called "TELLS".Until you have control of a deal, don't talk, keep your cards close to yourself  and mute your comments.It's nice to be friendly, but this doesn't help when you are trying to control a deal.You need to find the owner of this estate, who is it assessed to, where are they, has it been listed in the past, is it in tax sale.
