If they have the money they pay. if they don't have the money an automatic payment fails and probably charges them an overdraw fee making them a little LESS able to pay you. 

Short Picture: Instead of dumping 300K out of a brokerage account all at once, how about you find another investment you are comfortable with, multifamily specifically, and only withdraw the needed funds for the down payment on it from your brokerage account.

I see too many investors now, put a significant amount of money in rehab costs and over leverage themselves on hard money loans with low down payments, their properties are not selling and they are lucky to just payoff their current hard money loan via a DSCR refinance. 

I have looked into hard money loans but they are all for investors.
