My two teens and I do a lot of the more unskilled or lower skilled work. 

This was/is the classic investment strategy -- I think its just not "sexy" which is why its gone by the way side.So, I'm not sure what you Denver market looks like, but just because it doesn't cash flow well doesn't mean its a bad investment market.  

The added incentive for a "personal" (that is your own non-brokerage agency) site is that often times the brokerage site isn't very sexy or customizeable to really set you apart from other Realtors and entice potential clients with the value you can add to their RE journey. 

If you are absolutely set on fixing & flipping, yeah, it honestly sound really sexy but let me tell you...they can get real ugly real fast if you're not managing the contractors & supplies well, staying on top of timelines, and running your numbers with significant room for error. 

I want to do anything I can as a teen to prepare myself to be ready to buy my first property as soon as I become of age.

The last crash was '09 which was 12 years ago and they were in their teens..... 

You need to build a skill and create a system for it.It's not as sexy as rentals or commercial real estate, but it works.

Arcade games aren't cool enough to get teens hanging around anymore, but they do draw money of people who are bored and hanging out.

People don't talk about "living beneath your means" because its not sexy, but thats a key step towards building wealth.
