You and @Paul Sian share sentiments of the sticker shock aspect of Northside it seems.  

If it is sentimental to him, possibly offering to invite him to see the property when the rehab is complete may excite him more about the thought of selling. 

Investor sentiment.. self fulfilling prophecy.. in the meantime I had the best year of my career and the year aint over yet. :)   

I disagree with the sentiment that it is crucial to have a lot more money. 

Other than the sentimental value of a home and the chance of equity and resale value we could really do without purchasing one. 

I would echo the sentiment to buy your first property in good condition already.

Her first thought is real estate as she knows a tiny bit about that from buying a home.She easily has $750K in cash and is too busy to think much about what to do with it.All of that said, I agree with the sentiment that focusing on SFR might not be the best path.

But then again, I'm not sure if you were implying that I did... lol.Cap rate is a reflection of investor sentiment. 

If this is a sentimental sale for them (i.e. they've owned it for 30 years), let them know what your plans for the property are so they know it'll be in good hands.
