If you google the Wyoming address it is an attorney's address who specializes in setting these companies up and is a mail forwarding service not a "real" office with staff, owners etc.In the one investment document I read, your investment would be in a construction company with no assets and secured only by a UCC filing.  

Since the property is in Los Angeles County, I expect the eviction could take 4-6 months, followed by another month or two to secure new tenants.

He is securing expensive debt, not debt through a bank, isn't putting any capital into the deal and structuring the equity investment in a highly risky manner without any upside offered to the investor.

I've also used some more obscure companies in the seller financing world like Pioneer Title in Idaho (they call in Long Term Escrow Servicing) and Security Escrow in NM (recently purchased by Sunwest Escrow).

I'm absolutely not interested in leasing fast at all and I'm extremely picky about tenants and I do things like require a large security deposit (even for section 8 renters, I have three of them and love them), don't supply appliances, take my time doing background checks and arranging multiple calls/meetings with potential tenants. 

To answer the title of your post, selling fsbo can be a good idea if:- you have experience selling RE- you price the home to sell- you have systems in place to collect inquiries and facilitate showings i.e. call center/email/google forms for screening inquiries, showing agent, lockbox, security alarm, etc. - you have dozens of local agents who can market the property for you and bring you a buyer- you are listing in a desirable area with low-inventory - you are not in a rush to sell

This is my first investment property and I was wondering if anyone has recommendations for security cameras.
