Hey @Thomas McPherson,I've heard that CABIs (Collateral Assignment of Beneficial Interest) can be a fantastic tool for scaling your lending capital!

I moved to Phoenix and have been able to scale I believe a lot quicker than if I had stayed in San Diego.

I’d prefer to buy as large of a MF property as possible because of economies of scale and having to complete less transactions, but I haven’t closed or underwritten a deal that large before.

Yea thats what i have found out. but i have a hard time scaling since im not able to cash flow. it becomes difficult to keep adding more properties when you have to cover the gap in rent vs mortgage. 

But for someone thinking about scaling and possibly repeating the strategy in multiple markets.. say, Austin or San Antonio-going the investment property route might provide more long-term flexibility.Have you noticed lenders trending toward stricter definitions of “second homes” versus investment properties?

Just as speculation do you think there will be a demand for smaller scale data centers as AI sucks up more and more of the available storage?

I come from and operate out of B2B anyway so that just makes it easier to create, sell, and scale.

@Guenevere F.When I started in rental property investing, I found it crucial to set clear goals, leverage existing skills, and focus on scaling gradually.

Part of the solution will be to scale back the operation a bit, but we want to do so in a way that keeps our most productive contractors and sheds the rest.

So I took my two paid off rentals and harvested the equity to scale up and increase my cash flow.
