New tentants moved in around the middle of January, they asked that a fence not be installed as they had no pets and they wanted their daughter to be able to ride her bike in the backyard.

So alot of people are screaming the sky is falling on STRs, but really it is welcome back to the seasonal pricing and occupancy roller coaster ride of STRs that have been around for decades.

I'm assuming as long as rents are covered you just ride it out and diversify with a few properties per market?

I'd 100% get ride of that credit card payment.

It has always been something that either rides on top of the regular policy or a few have gotten a separate company to do it.  

It's like learning to ride a bike, first you introduce the basics, learn how the breaks work, learn to steer, and how to peddle.

As rents increase over the years, your cashflow will soon become positive while you ride the wave of inflation and appreciation! 

Since their least ends in June, I'd probably ride this out until then.
