By collapsing a segment of regional lenders, it becomes a consolidating event, because you the "evil genius's" of it all get to swop in wearing a hero's disguise, claim the victors conquest/rewards while staking you "must do it for the common good" and the sheeple applaud your consolidation vs fight it. 

Hey Megan, I'm glad you're interested in Section 8 investing—it can be a very rewarding niche, but it’s definitely got its share of challenges.

Throughout my journey I've come to terms with the fact that this is going to take many years of failures before I will be able to see a little bit of reward.

There’s something incredibly rewarding about creating spaces that positively impact people’s lives.  

You've been very helpful and I appreciate your sharing your expertise. 

Each asset class has its own pros and cons, or risks and rewards.  

Adjust return based on holding time and risk reward.

That was not as rewarding experience as the first responder.

I do not have my numbers as well organized as @Greg Scott but my estimate is upper 20% annual return on average.The 3 i am currently invested in, one seems likely to produce an outstanding return (High risk, high reward), one is conservative and is performing to projections, and one i have significant concerns about but has not had a capital call.  

Partner up--- find guy or family trust with coin and credit with no expertise or time!
