I'd use some stock photos till you can replace them.

The current owner has to dig the floor out and replace the floor to meet spec.  

I'd recommend the spread on the return and your ability to replace damaged items (local vs. not local, strength of your team) be the determining factors in that decision.

The problems with the project mostly stemmed from the crawl space work, which required shoring, replacing structural members, leveling floors and insulation. 

Not every older system needs to be simply replaced.

Replaced both toilets with brand new ones, replaced the 2 car- garage door with a brand new one, had all the walls freshly painted, put brand new baseboards in, and had the kitchen cabinets painted as well.

Its not balance your not going to replace a 3% loan payoff with a 8 % new origination in today market.

There are not enough Gen Z-ers to replace them, and that puts pressure on (legal citizens) wages, partially offset by immigration.

To do that they need to remove my 6 ft fencing on that edge and will replace it, which isn’t in question.
