Hello friends,I was able to use an Outlook email to send periodic reminder (laundry list of things) to my tenants.

Sends out rent reminders near the end of the month.

I also want to remind that delay in completion is costing at least the $1800/month rent.  

For example, I have a potential client that has decent unit with a solid location but the decor/furnishings remind of a frat boy out of college meets IKEA/Amazon.A unit like this will suffer from poor design and the reviews will show as well which I do not want affecting my reputation or Super Host status.Do I just decline taking them on if they are not willing to work on it?

It’s a good reminder to prioritize quality over what might seem like a good deal at first glance.

Especially the reminder that a realtor can be a valuable asset in this process.

Is there a standard letter that I need to send tenants a month before the end of their lease to remind them to move out by the end of the term?

You remind me of the guys who go hunting with the giant 10,000+ candle power halogen spotlights that when stopped say something like there not shining the deer, there just illuminating a path for the bullet.... 

@Alec Jacobs- for simplicity - I would keep all utilities in your own name ...if you have agreed with tenants that they are to pay the utilities - then you can forward the bills to them as well as reminding them about when they need to have payment made .   

When I have similar issues I try to remind myself that they are good problems to have and I am blessed to even be a housing provider.
