The more they move in the longer they stay--- you never know what their needs are going to be.

Moving your properties into one LLC will protect them, and I would put the LLC in a trust.

Since you already have experience under your belt, the key now is to take everything you’ve learned and apply it to your next moves. 

In today's world, where information in moved so easily, I don't understand why investors don't find markets that have cash flow and are growing and driving appreciation.

Your first move at 18-21 should be house hacking (buying a small multi-family and renting out units).
