You can't just kick the tenant out randomly unless the lease specifically states otherwise or it's MTM.

I wouldn't recommend BRRRR in random far away cities unless you're going to fly there and get to know the area really well and develop relationships with a trusted team (key word: trusted). 

So I suggest people DON't run out and start acquiring oil stocks at random, it's a complex situation. 

But they become defensive over their narrative to preserve their image which in turn helps them scam the unsuspecting.Like Joseph and Potipher's wife from the Bible, Run for your life!!

He doesn't even have an emergency fund.If he buys random duplexes with a 7% interest rate he's going to lose money on them and go backwards.

That being said I can't imaging seller's will take that risk. 

The attached images show the attic's current condition.The room in the back is insulated and and would require finished flooring, heat, & paint (62 sqft above 7 ft height). 

Craigslist or Facebook marketplace did came to our mind at first but we are afraid to find someone who would randomly stop paying rent and become a pain to evict.
