@Jonathan Greene I don't mind them generally but when they raise huge amounts for syndications that go south that is another story.

But 3 years ago try to raise money and give returns on paying 100% cash, investors would not do it because the IRR s were not competitive to the max debt operators but we see the outcome..

Raising the rent and value add on my higher quality properties will get me more net rental income than continuing to buy. 

For instance we are raising rents now because we put in a laundry facility.Morale of the story is to close on a deal quickly, then be the go to guy for off-market deals by doing what you say you'll do.

I used OPM to pay down my mortgage...plain and simple.BTW that w2 income was never more than 40k, while raising two growing boys and having a stay at home wife/mom helping on that end.

My friend had a client who nearly missed a crucial clause that let the syndicator raise additional capital from new investors, which would have watered down existing shares in a pinch.But it all comes down to how hands-on or hands-off you want to be.
