I charge a premium and as such, expect things to be a bit nicer and feel okay saying no discounts for people shopping for discounted stays as there is a reason I charge more than my competitors.  

My numbers for my first month is a bit skewed because some bookings was on VRBO and some were discounted for my first month so I'll have better numbers in 3 months time.But it is my first month well barely my first month so most of these estimations are based on airbnbs near me that do well at worst I will make 12k in profit which for a first year is not bad for me personally.

If you can buy all your kitchen appliances at once and ask for an extra discount or at least free delivery & installation, that's great too.

We had to discount the heck out of those to get them sold. 

Anyway, yes, if you know how to work performing notes and can get a decent discount (unlikely from institutions) they can be a gravy train.

Like Brandon mentioned - you sound like the picture perfect classic "DSCR Loan" borrower - dscr loans are made for exactly this typically - LLC friendly and usually the best fit for when investors hit the 5 or so property mark and hit a roadblock with banks, cash etc like you desribed.Check out this 12-part article series published here on BP on all about DSCR Loans, hope it helps!
