I currently use Gold Key Property Management in Anderson IN, and have been very happy with there services.

I also think of property locations and property conditions having different classifications. 

Couple is divorcing, husband wants to keep the property; wants ex-wife's name off of property/loan.

You do not need a separate LLC for each property or a series LLC!

The property, though is not beach front, nor does it has ocean view, is just a short drive from some of the best beaches in the west, which are great for surfing, snorkeling, SCUBA diving.In the 1.21 acres there is a main single family home (4 br) which was divided in two sections one of which is being rented.

They usually say something like Pkg 5-dfw 28 llc, with 10-20 properties in each LLC.
