It's illegal to promote a contract without having an equitable interest in the property or the right to assign a purchase agreement.

As far as the providers go, check out the posters links in this and other SDIRA thread  who are "providers" or "professionals" - they are not allowed to outright promote themselves, but a lot of the ones providing answers are some of the great choices out there in who can help you with this.Good Luck, Dan Dietz

I love this site, but I think it promotes the idea that real estate done right is a sexy proposition -- owner financing, BRRR, off-market deals, blah blah blah.In reality, it's quite simple.

@Jay Hinrichs yea the fact they were promoting commercial as a gold nugget I thought was strange because I know commercial can take forever to sell.

After the fact, you identified red flags and now understand why someone promoting on BP is no different than someone posting on other social media pages...it shouldn't automatically lend credibility to the company simply because they pay to promote themselves on BP.

And some of the guys he promotes are just as bad.

So we side hustled and earned a few promotions and changed jobs (and locations - Dallas, Austin, Nashville) a few times to boost our earnings to fast track us to our first ever investment.

I just went to real estate investing clubs and promoted the property for my first deals.
