I looked at her YouTube page and her BP profile and see no evidence she is an investor or that the SubTo program has helped her with investing.

There have been several high profile incidents in STR in Plano over the past couple of years that I think have made the residents pause to think about how that works in residential neighborhoods. 

I would say in multifamily area the biggest winner in term or risk/reward profile is the lender ; then the CLO buyer that receive 7% ; then the GP's that has equity and then the LP.

One piece of advice that I often give out to people is to find niche microcommunities that fit either your offer or your profile/personality, and this is a prime example of this.
