Yup and its a joke when you have these proclamations from those running for pres that they are going to magically accelerate construction.. they can do it if they want to pay 100% of it.. but if they expect the private sector that has to work through local zoning etc.. that aint happening and you cant force people to sell the land cheaper than they think its worth or can get on the open market just because we need starter housing.

I have broken down 4 key benefits to a retirement account: 1) Compounding interest in the absence of taxation (particularly with a Roth IRA) 2) Ability to self-direct into alternative assets, like real estate, private real estate partnerships/syndications, crypto, gold & silver and other alternative investments. 3) Credit protection (see state specific laws), but generally inherent protections. 4) Upon death, if setup properly, probate avoidance

. #2 many private/hard money lenders will consider furnishings if the deal, including the furnishings, falls into their deal box.Believe it or not, it might be easier to include the furnishings in the deal with a significantly lower down payment if there is other rehab work to be done.
