Hello everyone: I currently own a long term rental duplex in Bracebridge, Ontario, Canada, which is cottage country and about 20,000 population normally.

Everyday mid-sized cities with growing populations have people traveling to them for all sorts of reasons.

A few general tips - look for markets with strong economic growth - job growth, population growth, network with other investors in your area and check which states they are investing in, for out-of-state investing - work with someone who has your best interests at heart and is also an investor who can easily plug you in with their network (GCs, lenders, PMs).

You will probably be handling more tenant disputes, talk the tenants through gaining their footing in the world again with money, bill paying, interacting with the general population, etc.  

There's so many catalysts for population and job growth (Intel, Honda, Amazon, Nationwide Hospital, etc).

One of the first things to populate was: you won’t see women jogging alone with their dogs in the neighborhood.

Detroit also saw a small population increase in 2023, the first uptick in almost 70 years, which is a promising trend.

Focus on locations with growing populations like the outskirts of Atlanta, Charlotte, or Greenville, SC—these areas have strong rental markets and good business potential.

I think the New England coast will continue to outpace many other metro areas in for job & population growth in the next 10+ years.
