See in person as much property as you can.That’s the best way to learn a market.

It sounds like if I view 3 or so houses next weekend, putting an offer in on all 3 (Assuming they look as good in person as they do on the MLS) doesn't sound like a bad idea.

I think I am more of an operations person, as I often find ways to make processes more efficient.

I would attend (virtual or in person) a couple of those to better determine who is doing what you are looking to do and what personalities you might get along best with

In both scenarios, you are dealing with individual franchisee/business owner, so it's as important to focus on that person as it is the brand and the use. 

The title company has a form that the buyer's fill out saying how they want to take title such as as an unmarried person, as joint tenants, as a married person as separate property, as tenants in common. 

Person "A" decides the split, & "B" has to agree.
