I'm glad you have an umbrella policy for the first 10, but when you own them in your own name, a loss in one property can spill over to the others, and personally.

I also have personal W2 income, if that matters.Is there a loan out there for a set-up like this at 15% down? 

If directly to the seller, then you need to ensure that the payment is made, but also that it is made to the person who is entitled to it.
