If you can’t explain something yourself, and need to refer to someone else’s explanation via video, perhaps you shouldn’t be posting about it in the first place.In two years or after the next recession you and all your co workers will be selling something else when your “clients” are left with investments down 50% in value and homes with loans they can’t afford.

Please be aware that all national homebuilders, and I would assume solar developers as well, will want enough time in the contract to conduct substantial due diligence, rezone (if needed), and get all required land development permits in place before closing on the land.

This is just markets behaving normally, Austin was my first target two years ago once I got wind of the permitting and homebuilding we saw the long coming in and whether it was 2,3 or 4 years the entry point was way in front of us.I don't know if anyone gets "use to" 7% rates without home prices behaving and/or wages responding appropriately.

What I did find is that as a builder in eastern tennessee, I could build STR cabins for less than 70% LTV so that I could effectively BRRR my way into growth without coming out of pocket for a down payment.Now it does take a lot more cash to do because as a builder I have to front a lot of money at times (land, permits, each stage of construction while I'm waiting on the draw).
